Do we attend the home inspection?
Yes, I strongly recommend that you attend the Home Inspection so that I can show you first hand the details of the property and help you better understand the home inspection report that I present to you. It also allows you to have any questions that come up about the condition of the house directly answered by me while we are still at the property.
Do we receive a written home inspection report?
Yes, you will receive a detailed easy to read computer generated Home Inspection Report that details the condition of the property including photos. The Home Inspection Report can be uploaded to a secure server that you can access with a user name and password that I e-mail to you that evening ( a copy can even be uploaded for your agent) or I can deliver a printed copy of the Home Inspection Report to you, if you do not have internet access later that evening or the next day. If time is at a premium a hand written checklist report can be done on site.
Do you “pass” or “fail” the home based on your inspection?
No, as a Home Inspector it is not within the scope of an inspection to “pass” or “fail” the property in question. An inspector should simply assess and document the condition of the property on the day of the inspection and provide some consultation to the clients in regards to the types of issues and the severity of the issues found. The only people that can truly decide if the property is right for you is yourselves through consultation with your Real Estate Agent, and our report and consultation is designed to give you the information needed to make an informed decision.
Why are your prices higher than some other home inspectors I have called?
Currently in Ontario there is NO license or certification required to be a Home Inspector ,so anybody can print a business card and call themselves a Home Inspector. These overnight Home Inspectors generally have little training or experience in Home Inspection and generally survive by offering discount Home Inspections to unsuspecting home buyers for $100.00 or $200.00 cheaper than a Professional Home Inspector. All Home Inspectors have certain costs to cover, just as any other business. As in any other business or service there will be cheap prices, and higher prices. Housing, Building Rules, and Technologies change year after year, and a QUALITY Home Inspector chooses to remain current with these changes by investing in Home Inspection Continuing Education, New Tools, Technologies and proper Insurance to better serve their clients, these cost money. Remember that buying a house will likely be the LARGEST investment you make in your life, I recommend that you DO NOT choose a Home Inspector based on price alone. “ INSPECTED ONCE, INSPECTED RIGHT “.
